Yes — completely. We provide complimentary current-market valuations as part of how we introduce ourselves to potential clients. There's no fee, no obligation to list, and no pressure to make any decision. Many owners simply keep the valuation on file. We'd rather earn your trust over time than push for a transaction you're not ready for.
I don't live in Arizona — does that matter?+
Not at all. Many of our clients own AZ property remotely, especially from California. We handle everything you'd expect to do in person — property visits, vendor coordination, paperwork, even key handoffs — so you don't need to fly out unless you want to. Out-of-state ownership is one of our specialties.
What does property management cost?+
For long-term rentals, full-service management typically runs 8–10% of monthly rent collected. For STR (short-term rental) management, fees range 18–25% depending on the property and turnover frequency. We tailor a quote to your specific property, location, and needs — and there's no charge for the initial proposal.
How long does it take to lease a property in Scottsdale or Sedona?+
For long-term rentals priced correctly to market, we typically place a vetted tenant within 14–28 days of listing. For seasonal / STR properties, demand depends on the time of year, but Sedona and Old Town Scottsdale are nearly year-round markets. Pricing accurately is what makes the difference — and that's where the valuation conversation starts.
My property is held in a trust. Does that complicate things?+
No — we work with trust-held properties regularly.
